Entrance/front door shall be of solid oak/pine.
Frameworks shall be made with seasoned timber.
Internal doors shall be of MDF with wood dressing (pine).
Italian Kitchen "Urbino": Including Oven, Gas/Electrical Cooking Units, Hook and kitchen units of MDF with wood dressing in accordance with the Kitchen's type specifications.

PLUMBING INSTALLATION - HOT WATER SUPPLY
The main water supply is from Kallepia Village Board and shall be connected to a water meter. Solar and electric heater with two solar panels and a water tank with a capacity of 800 litres.

DRAINAGE
Standard PVC fittings as per Local Authority Requirements.

SANITARY FITTINGS
High Quality fittings and Italian Sink for the kitchen to suit the Italian kitchen to be installed ("Urbino" type Kitchen).

SWIMMING POOL
The swimming pool will be constructed with mortar cement and finished with a quality plastic pool living.

FENCE
All the side walls of the villas will be covered by solid stone.

WINDOWS
- All windows will be sliding, double glazing, Wood-coloured aluminium.
- Externally, wooden shutters for all large windows. For bathroom and smaller windows, rectangular wooden frames.

WALL FINISHES
- The external walls are coated with traditional local stones.
- On the internal walls, three coats of plaster are applied in all rooms, except the WC and bathroom, in which quality finished ceramic tiles up to 2.20cm height are fitted with an allowance of £8.00 per square metre.
- The surrounding work surfaces and wall units of the kitchen shall also be tiled with high quality ceramics with an allowance of £8,00 per square metre.

CEILING FINISHES
Concrete roof throughout the villa.

STRUCTURES AND WALLS
- The building of all villas is constructed with reinforced concrete.
- All external / internal walls and partitions are of quality hollow clay bricks, 200mm wide for external walls, and 100mm wide for the internal walls.

PAINT WORK
- Timber frames for internal doors shall be varnished or painted.
- Bathroom ceilings shall have spatoula and gloss painted finish. All other rooms shall have 3 coats emulsion paint.

FLOOR FINISHES
Living/Dining room, kitchen bedrooms and bathrooms, balconies and verandas, shall be fitted with high quality ceramic tiles with an allowance of £8,00 per square metre.

STONE BUILT FIREPLACE
A traditional stone fireplace will be built in the living room.
